  • 3 price changes prices over 500k are coming down
  • 1 closed sale 290k range

Both new sales where the value leaders in their price range. Not the lowest priced places but the value leader. The buyers received more value for their money. Both places where modern, clean, upgraded and priced to sell. I read that NRA stat a few years ago that 90% of buyers want a move in ready, totally upgraded place with no work needed. I have not been able to find the report where I read that stat but can see it's effect every day.

OK OK uncle, where are the buyers there has not been a sale in a while. There are some great deals. In all markets either stock market or any market it pays to be contrary to the market when others are selling buy.

It was quite a day yesterday; I wont say who or what but someone contacted me and wants to invest 100mil + in the gulf islands and it is almost impossible to find the find a place with the right zoning. Zoning is the key it is what make real estate worth something. With the "preferred zoning" a place can be worth million with the "wrong zoning" the same place can be almost worthless. The next time I hear someone say Realtors drive up real estate prices I going to email them a copy of bylaw 355 and say read it. Tight zoning causes high prices. Just look at the affordable housing issues. It could be solved in one day just let someone change their zoning.

It has been a busy day of hauling stuff to the dump. Ug... Note to self when I write up a deal put in a clause no garbage house must be clean. Without this clause guess who cleans up just before closing. I'm worn out four trips to dump and one to recycle. I still need to sweep out basement in the morning.
