There are numerous Salt Spring condos, Salt Spring townhouses or Stratas available to buy. 

First, what is a condo? A condominium is a Strata in British Columbia. Strata, Condo, Condominium are all the same. Do not get this confused with a Co-op which is totally different. Co-ops are governed by the Cooperative Association Act.  A manufactured home park is not a strata see Brinkworthy Place at the bottom of this page.

All Strata (condos), from a two unit to a 500 unit, are governed in BC by the Strata Property Act. A Strata consists of the strata lot, common property and common assets. 

Stratas are self governed. They all have a strata plan on file. It can be a bare land Strata or a building Strata. The land can be owned by the strata as freehold or it could be a leasehold.

The entity that owns the common property is known as the Strata corporation. It is governed by the owners that make up the Strata council. Sometimes the council will hire a management company to manage the Strata.

Summerside Strata Salt Spring

Close to Upper Ganges this European style village is unique because all different sets of units seem to have their own style.  Price range from 300k to 500k.  This is the only strata on Salt Spring to have it's own indoor pool facility.

Manufactured home park "Brinkworthy Place"


135 Brinkworthy Place Salt Spring Island.

Brinkworthy Place is a plus 55 development on Salt Spring Island.  Brinkworthy is not a strata.  The lots are rented but there is an application in with the Island trust to turn Brinkworthy into a bare land strata.  Here is a letter I received in the summer of 2010 from the owners of the property.  Here is the full information package about turning Brinkworthy Place into a Strata.

Anyone buying a home in Brinkworthy has to make the purchase subject to approval of the Park.

In my opinion it would be very beneficial for the owners to buy their lots.  With interest rates being so low it makes sense to buy.
